There's No Smoke Without Fire

Landlords are required by law to install working smoke alarms in their properties, under new measures that have come in to force.

This will hopefully help prevent up to 26 deaths and 670 injuries a year.

The measure has been in effect since October 2015, and comes with strong support after a consultation on property condition in the private rented sector.

England’s 46 fire and rescue authorities are expected to support private landlords in their own areas to meet their new responsibilities with the provision of free alarms, with grant funding from government.

Steve Povall, Managing Director of Residential Estates explained “People are four times more likely to die in a house fire if there is no working smoke alarm, so the new law gives people a better chance of escaping a fire.”

This is part of a wider government initiative to ensure there are sufficient measures in place to protect public safety, while at the same time avoiding regulation which would push up rents and restrict the supply of homes, which would therefore limit choice for tenants.

David Gascoyne, the Manager of Sales and Lettings at Residential Estates said, “Over time, the amount of homes with smoke alarms has increased by over 85%. Most landlords provide a great service and the new law is to just ensure every tenant can have this protection.”
