2015: The year where student housing really came into the spotlight by changing from an alternate asset class into a lucrative investment opportunity.
Nobody thought they would hear of students maturing. However the facts speak for themselves as total volumes and transactions into student housing have broken records and reached £6 billion.
The Global Student Housing Report highlights the phenomenal growth predicted in student numbers globally and increasing number of students who look to study overseas. It also identifies the key markets for future growth and predicts a rise in institutional Investment.
Investors into the asset class are now more varied than ever, with Middle Eastern and Asian investors set to join the North American and European institutional money that has recently been loaded in to the sector. Investment vehicles into the sector can be found across a wide spectrum – from banks to private equity to institutional investors to funds.
Michael Holliday, Manager of Property Investments at Residential Estates said “With easier methods of investing into the student property market, a plethora of seasoned and new investors have spotted this exciting opportunity for low costs and high yields”.
In the long term, higher education has never been more important. Due to the current technological age, global employers are searching for human talent and skills that aid technological enhancements and universities are a vital component in providing these. Simultaneously, increasing world prosperity and a growing middle class in various emerging economies means that the global student population will continue to expand.
Michael Holliday added “This means that there will always be a demand for student housing and increased prosperity will lead to people being happy to spend more on quality accommodation to rent”.
