North West
The North West of England is home to some of the best Cities to invest in the UK. Most notably, Manchester was named the UK’s top buy-to-let hotspot in 2015 (HSBC). The City recorded the highest rental yield (7.93%) and has seen property prices increase dramatically over the last few years. According to the industry’s leading experts, Liverpool is starting to follow suit, especially in the student market, with the Student population increasing year on year there. If you are an investor looking for a mixture of high rental yields and strong capital growth, the North West is arguably the best region to start.
North East
Recently ranked as the tenth best area of the UK to invest in, the North East region is now starting to prove popular again as it caters for the investors seeking ‘affordable’ property. With a Chinese influx of funds into the North East property market there are definite signs of green shoots of recovery. After a rough period of decline in property prices, in-line with the downturn in general economic and market conditions, Newcastle and Durham are leading the way in the North East recovery. Some say it has never been a better time to invest in the North East as yields are boosted by low prices, whilst rents are maintained comparably with most parts of the Country.
Yorkshire
Yorkshire is a region that in the past has been overlooked by investors. However, the increase in students and employment in the area has strengthened the rental market there. As a result, those savvy enough to invest in the region can expect to receive net rental yields as high as 10%. Most notably, Sheffield is home to two exceptional Universities and popular attractions; continuingly drawing people into the City. Leeds is another area that continues to attract investors across the world that are searching for those low entry buy-to-let properties that will appreciate handsomely over time.
Midlands
The Midlands is an extremely desirable area for all types of property investors. Birmingham, the hub of the UK Midlands, was 2015’s surprise package in terms of popularity. With very little property available on the market and prices increasing dramatically throughout the year, Birmingham is now seen as a primary target for investors from the north and south of the UK. Upon reflection, it is hardly surprising considering that it is now Europe’s youngest city with 40% of its population made up on the under 25’s, it has seen a population increase of 300,000 over the last decade and it now has the largest concentration of businesses outside London with 33,000. Other smaller Cities, such as Newcastle-under-Lyme, have attracted student accommodation investors looking for those low entry level prices and high net rental yields.
